The Oasis Florenc building, combining business with leisure, is almost completely rented

Company: JLL (Jones Lang LaSalle)

The Oasis Florenc office building on Sokolovská street, which was exclusively rented and continues to be managed by JLL, is almost completely filled with the tenants. Thanks to its position on the Prague 1 and Prague 8 interfaces, the building is one of Prague's significant buildings and the search for tenants after revitalization has been quick and easy.

JLL's Office Agency department has successfully leased the building since 2010. Thanks to it JLL has been part of the largest transactions, for example office leasing to PGRLF, an institution set up by Ministry of Agriculture of the Czech Republic with an area of approximately 2,500 sqm, in the last year, or Wargaming, an area of approximately 1,300 sqm. "We appreciate our cooperation with JLL, which has been involved in negotiating interesting business conditions. Quality and effective collaboration with the Office Agency enabled us to quickly fill the entire building," said Martin Novák of Artiga, who has led the asset management of the building together with EURAMCO, the former Sachsen Fonds, for the past two years.

Oasis Florenc is an object combining the character of a modern office building with a pleasant and stimulating work environment. It offers a total of 15,000 sqm of office space and is occupied by tenants such as Cisco Systems, J & T Bank, X-Trade Brokers, and Eli Lilly, a pharmaceutical company. There is also a shopping arcade where, among other things, it is possible to shop in Albert supermarket, DM drugstore, Costa Coffee cafés, pharmacy and other shops and establishments.

"At the same time, I appreciate the work of the JLL project management department which has been supervising the construction of new office space over the past two years, as well as overseeing the construction works when the space was restored," adds Novák. The department also ensured complete project management during the reconstruction of common areas, including the reception from Pobřežní street. “All the work was done on time, in the required quality and according to the agreed budget," says Novák.

The Oasis Florenc building was designed to meet the tenants' demands for modern office space. Great attention has been paid to maximizing the efficiency of the premises and creating a pleasant working environment, for example, thanks to the terrace. "JLL has been acting as a very proactive real estate agent. It has been involved in developing a successful relationship with the tenants and has produced regular reports according to the agreed timetable. Therefore, we would with no doubts recommend Property Management by JLL. Their services are professional and of a high standard that we have convinced ourselves," says Robert Pastuszek, Asset Manager of EURAMCO Asset Czech, which has been managing this investment since 2005.

Oasis Florenc benefits from all the advantages of its central location, but the outside of the property provides a lot of greenery and park arrangements where tenants can spend their breaks and relax in a peaceful and pleasant environment.
